Bliss Farms to loss of bliss at Kudase Dodamarg Sindhudurg Maharashtra

 It is located at a place surrounded by area with scenic views of nature within the state of Maharashtra. Although it may be an ideal investment opportunity, however, we may consider the following points before investing our hard earned money: - 

 - It is an agricultural land being divided and sold not planned to meet at-least regulatory requirements resulting in the activity of Guntewadi of agricultural land may be with out required approvals. 

- Dodamarg is a far flung and remotely located Tahsil of the last district of Maharashtra, Hence it may bear least priority for the development works. 

- Although, the area is near Goa Boarder but is part of Maharashtra and may not appreciate as properties with in Goa. 

- The project is located in a rural area and it will almost remain rural for long time restricting the prospects of appreciation. 

- The developmental works in the area are very limited with limited appreciation opportunities. 

- Limited resale prospectus in the area reducing the return on investment with prolonged period of investment. 

- The builder is also likely to charging 10% on resale reducing the return on investment for the investor. 

- The actual resale is almost at 50-60% rates only in times of need and difficulties are being faced for resale of land in this area reducing the return on investment. 

- The quality of construction and civil works is clearly visible now deteriorating with in two to three years. 

- Many developmental works are still pending even after two years. 

- Common and Amenity areas are not being developed even after two years. 

- The other areas being developed by the same peoples are also not in a very good state and with 40 to 50 % resale value only. 

Any one interested may invest as rates may certainly raise with time but how much in comparison to the other hot-spots for real estate sector is certainly a question mark. Also, the resale of these plots is very very difficult when some one is in urgent need of funds and the promoter is also charging 10% of sale value for the plots sale deed not executed further reducing the return on investment for the buyers. Please do take a well informed decision to avoid repentance in future.
